We have successfully represented many tenants in seeking the right space at the correct price with the adequate concessions.  We start by pre-qualifying the tenant so that we can present the tenant in the best light and ensure the landlords are inclined to accept the tenant’s offer over other potential tenants.

The listing broker of a property works for* the landlord, not for the tenant.  This means that the listing broker’s fiduciary responsibility is to get the landlord the best deal possible, regardless of who leases it. 

The fiduciary responsibility of a broker who represents a tenant on an exclusive basis is the opposite of that of the landlord’s broker.  We represent tenants of commercial property on an exclusive basis and help clients navigate through the leasing process, from initial needs assessment to property identification, negotiation, due diligence, and through closing.  What this means to our exclusive tenant clients is that they are  represented by experienced brokers who know the market and know how to properly position our clients in order to better negotiate the best price and terms on a commercial property for the tenant.  This results in the tenant resting assured that they are not overpaying for a property and that each part of the negotiation and due diligence process is handled properly. 

Things to consider when leasing commercial property:

  • What do I really need?
  • What side of the road do I need to be in and why?
  • How many square feet?
  • It is critical to understand base rent vs. “all in” rent.  There are costs that may be added to the base rent, such as insurance, real estate taxes, and maintenance.
  • In Florida, there is a sales tax that is added to a lease, which goes straight to the government. The amount may be different depending on the jurisdiction.
  • What is the best location for my* business?
  • Am I just starting out? If so, is it premature to lease?
  • Do I have the financial documentation required ready?
  • How can I position myself so that selective landlords will chose me over a competitor?
